What is SBEM?

SBEM (Simplified Building Energy Model) is a software tool that provides an analysis of a building’s energy consumption and compares it against the corresponding requirements of Part L2A Building regulations. It calculates the monthly energy use and carbon dioxide emissions of a building based on the building geometry, construction, HVAC and lighting. The results of the SBEM calculation are then summarised in a BRUKL report for submission to Building control in order to demonstrate compliance.

When is an SBEM Calculation required?

An SBEM Calculation is a mandatory requirement for Part L2A building regulations on all heated new build commercial properties that exceed a floor area of 50m2. Some extension and conversion projects may also require an SBEM Calculation.

The calculations are required at design stage and must be submitted with the planning application in order for the project to start. Once the building has been built, the SBEM calculation is processed again and an EPC is produced in order to achieve building control sign off.
